Introducing Benjamin Yap (Property Man)

Hi, I am Benjamin J.L. Yap, Christchurch based Manager in Property and Retail sectors. Built my first commercial tourism-related website in 2009 for a Christchurch backpackers hostel while studying full-time. Since then, I've worked across property management, customer service, technology platforms and business operations, with a strong focus on practical, people-first outcomes.

Originally from Singapore. Grew up in Christchurch and was educated locally. Completed secondary education at Burnside High School and later completed a National Certificate in Real Estate (Salesperson) through the Open Polytechnic at the age of 16 making Benjamin one of New Zealand's youngest Real Estate Salespersons (under 18).

What Sets My Experience Apart

While studying full-time, I helped establish and operate locally owned accommodation business from the ground up, gaining practical experience across customer service , operations, marketing, digital platforms, and property management. This hands-on foundation shaped a strong understanding of how technology, people, and service quality work together in real-world environments.

Work experience duties included but not limited to :

  • Setting up and managing business websites and social media pages.
  • Monitoring and responding to customer enquiries across digital, phone, and email channels.
  • Delivering multi-role customer service, including front-desk assistance and on-site operational support (housekeeping and maintenance) when required.
  • Working with telecommunications providers, booking systems/Channel Managers, Property Management Systems, and tourism-related digital platforms used by accommodation providers across New Zealand, Australia and Asia. These systems support hotels, motels, hostels, bed and breakfasts, and holiday parks with a focus on operational efficiency and customer experience.

From 2013 onwards, I observed the entry of new accommodation operators into the Christchurch market, competing alongside long-established local tourism providers. This period demonstrated how differing expectations, location character, and changes from semi-rural or holiday-style environments to higher-density use can significantly influence guest perception and long-term viability. These insights continue to inform a balanced, locally grounded approach to accommodation services for locals and visitors from all around the world.

Education

Education includes a Bachelor's degree in Software and Information Technology, along with qualifications in Business, Hospitality, Customer Service, Human Resource Management, and Residential Property Management. This background supports a practical, systems-oriented approach to property and service operations.

Prior to entering property management at Real Gold® Benjamin worked in retail and hospitality, understanding the importance of great customer service and attention to detail.

Many of his skills are readily transferable into real estate, including problem solving, camera equipment and computing skills.

With the privilege of collaborating with family owned businesses, Benjamin also wanted to help new and more business owners or entrepreneus from all walks of life or cultures become successful - which include the creation of www.Phoenix.kiwi also known as Phoenix or Retail Group since 2014 after successfully leasing a retail commercial property in North Canterbury, New Zealand along State Highway 1 and then the acquisition of another Commercial property in Invercargill consisting of a Four Square supermarket, church and restaurant operated by business owners from various cultures.

Benjamin is also involved in photography, ground and aerial/drone videography, website design and development, spending time with family and friends, furry friends, gardening, landscaping, lighting up garden with solar powered lights, building renovations including painting, and travel adventures.

From 2021: Purchased first smartphone camera accessory and Insta360 camera to enable easier and higher quality videos.
Photography and Videography became more interesting while on an adventure trip with friends in 2022 on a multi-day tramp in Central Otago, NZ.

Many of the big stores have incompetent or unknowledgeable staff (too lazy or under paid?) to expand their knowledge to serve their customers better. Sales are lost when staff lack specialist product knowledge and/or provide timely, in-store customer experience/support.
