The office is located on the corner of Cashel Street and Olliviers Road, open Mondays to Saturdays between 8am and 9pm, and Sundays from 4pm to 9pm.

Yes. This protects both your interests and the interests of your landlord.

Do I need insurance cover?
Goldminds Real Estate Ltd advises you take out insurance for your contents from a reputable insurance company. The policy should have a public liability extension.

How much will my bond be?
Your bond can be up to 4 weeks rent. Each tenancy is considered independently and the bond calculated accordingly.

Your bond will need to be paid in full by the time you move in.

Who holds my bond?
By law, all bonds collected will be held by Tenancy Services. When the Tenancy Services Centre receives a bond, you are sent an acknowledgement letter and Bond Refund form. Tenancy Services holds the bond money until the tenancy ends, when either you or your landlord may apply for its refund.

What is the bond used for?
Your rental bond is held as security against rent arrears, damage or undue wear and tear. It will be lodged with the Tenancy Services, a government agency, who holds and disburses tenants' bonds.

Do I have to pay GST on top of the rent?
No. GST is not payable on any residential rental.

What if I don't pay my rent?
If for any reason you miss a rental payment your Property Manager will contact you to see if there are any problems. Should this rent remain or continue to be unpaid you will be issued with a 10 Day Notice to remedy the situation. If rental is still not paid then an application to Tenancy Services will generally be made to have a mediation hearing scheduled. If mediation is not successful then at a Tenancy Tribunal Hearing an Order will be made against you for rental arrears, your tenancy may also be terminated.

What happens if I breach my tenancy agreement?
If you fail to treat the property as you are required to for the time period agreed upon, or fail to leave it in the condition agreed then you will be liable for any costs involved in bringing the property back up to the standard required. Similarly, if you fail to pay your rent an Order of the Tenancy Tribunal may be obtained against you.

Can my rent be increased?
The Residential Tenancies Act states that rent cannot be increased more than once every 180 days and the tenant must be given 60 days written notice of any increase.

Who do I contact if something needs repairing?
To request repairs contact our office on 960 8018 or a Property Manager at Goldminds Real Estate Ltd by phone or by email and we will arrange the work and let you know the details of the contractor we have placed the work with.

Who takes care of the gardening at my property?
It is your responsiblity to keep the gardens reasonably tidy, weeds at a minimum and ensure the lawns are mowed regularly unless your Tenancy Agreement states otherwise.

What happens if the owners decide they want to move back into the property I am renting?
Where a landlord wishes to use the property for their own use, or for the use of their family under the Residential Tenancies Act, they must provide 42 days notice to the tenant.

Do I have to give notice before vacating my property?
Yes. If you are on a Periodic Tenancy you are required to give 21 days written notice before vacating. This notice is taken from the time it reaches our office so please allow 4 days for postage. You may give your notice via post, fax or email.

You cannot give notice if you have a Fixed Term Tenancy. If unexpected circumstances mean you wish to end your fix term tenancy early and you have to vacate your property before you term expires, please contact your Property Manager immediately to discuss your options. If a fix term tenancy is broken by the tenant then the tenant is responsible for paying rent until the property is re-let or until the fix term tenancy ends.

What do I do with my keys when I move out?
All keys must be returned to Goldminds.

How do I get my bond back when I move out?
When you move out, we will conduct a final inspection to ensure that the property has been left in a good condition.

Provided that all keys have been returned and all rent due has been paid we will instruct Tenancy Services to refund the bond to you. This can be done by cheque or by direct crediting the funds into your bank account.

Can I get a rental reference?
Once your tenancy has ceased, you may request a written reference from your Property Manager.
